Should I do repairs/renovations prior to listing the property?
This is very property specific. We will do a thorough walkthrough of the property and make suggestions based on the condition. Our number one recommendation for most homeowners is decluttering/light staging. Small maintenance repairs or inexpensive updates (i.e. new paint, new carpet/flooring, updated light fixtures, etc) are sometimes recommended. Major renovations typically will not get you a full return on investment so we do not usually recommend them. When we meet we will go over the items that will bring you your biggest return on investment and help you avoid any unnecessary repairs/updates. We recommend that you meet with us when you are 30-60 days out from your target list date for this initial walkthrough.
How long have you been in real estate?
I have 18 years of experience in the real estate industry. I started on the financing side in the mortgage industry for 6 years. After that, I managed our rental property and was also a private lender on investment properties prior to getting my real estate license.
What services are included in the listing package?

The following services are included in our listing package at no additional cost to our clients:

  1. Professional photos, video, 3D property walkthrough, and exclusive property website
  2. Staging consultation and light staging/decluttering if needed
  3. 2 professional cleanings: 1 prior to going on the market and 1 at time of move-out
  4. Professional Coming Soon and Just Listed marketing campaign including but not limited to print advertising, online advertising, and social media
  5. Assistance in coordinating and overseeing any necessary repairs both before going on the market and if any issues arise during the home inspection
  6. Moving coordination and assistance with donating any large items you may not be taking with you
What social media or other platforms do you use for marketing the property?

The most important marketing in today’s market is online and visual marketing because most buyers start their home search online. Typically we have less than 10 seconds to grab the attention of a potential buyer when they are scrolling through homes so our goal is to “stop the scroll” and make the buyer want to see your home in person. We use professional photography, video, and 3D virtual tours to connect with the online audience.

The next 2 main sources for finding a buyer is either within the neighborhood or through agent networking. To make sure we are catching buyers in this group and to layer on top of the online marketing, we will do an Open House to “launch” the listing. We do a private invite-only neighborhood event prior to the main Open House. We will also do an email blast and personal phone call to any local agents that have buyers looking for homes with your specific criteria. We use “reverse prospecting” through the MLS to gather this information.

Your listing will be syndicated on the MLS, Zillow, Realtor.com, Trulia and over 300 other online search platforms. I use Facebook and Instagram to run paid ads and organically market the property on my personal and business social media pages which connect with my large sphere of personal contacts and network of other real estate agents.

If I am fortunate to receive multiple offers, what criteria and process do you use to evaluate the offers?
When receiving multiple offers, it is important to look at many factors. Of course, price is important but in this market, terms are also extremely important. We will discuss your goals for the sale and what the ideal offer would look like for you regarding occupancy, contingencies, etc and then evaluate all offers based on your overall goals. Outside of price some terms that will be very important for us to look at will be appraisal guarantees, financing type, and number and types of contingencies. I will also reach out to each lender to evaluate the financial strength of the buyer. My background in mortgages is extremely helpful in this piece because I know the questions to ask upfront and also know how to spot red flags that could potentially cause issues down the road. I will prepare a spreadsheet of all offers so that it is simpler to evaluate each offer and provide guidance as to which offer is the strongest. Ultimately it is your decision which offer you choose to go with and I will be here to help guide you through the decision.
